PRIMARY FUNCTIONS: The Maintenance Director manages all facilities’ square footage, equipment and HVAC. This position also hires and supervises all maintenance labor. Negotiates, purchases, and maintains an adequate inventory of all facilities supplies. Plans, schedules and oversees all cleaning duties and preventative maintenance and repairs, on the RLNC building, mechanical equipment and utility systems. Performs minor repairs, or schedules all maintenance and repairs. Manages all facilities’ crisis management issues.

ACCOUNTABILITY: The Maintenance Director reports directly to the Executive Director of the RLNC Minneapolis Site.

ESSENTIAL RESPONSIBILITIES: Essential responsibilities and duties may include, but are not limited to the following:

  • Manage and oversee all facilities equipment and HVAC.
  • Managing all labor including the sweeping and mopping of floors daily.
  • Manage preventative maintenance plans and schedules. Handy man capabilities desired.
  • Overseeing floor waxing a minimum of twice per year, or as needed.
  • Planning the washing of windows/walls as needed regularly.
  • Clean bathrooms and replenish paper products in bathrooms daily.
  • Establish the cleaning and sanitizing of all office areas, desks, and chairs daily (classrooms, conference room, and college commons areas).
  • Oversee the replacement of fluorescent bulbs and ordinary bulbs as needed.
  • Arrange disposal of hazardous bulbs and waste.
  • Plan for the capital budget and replacement of equipment or regular repairs on a regular cycle of 3 to 7 years.
  • Maintain inventory of all cleaning supplies and place orders as needed.
  • Assist in the preparation and cleanup of college-sponsored activities.
  • Complete small repairs as needed. Communicate the need for any parts needed.
  • Assemble office furniture as needed.
  • Oversee the painting of offices/classrooms/bookstore as needed.
  • Maintain groundskeeping duties (pickup litter/sweep sidewalk-entryway/snow removal from entryway and sidewalks, etc.)
  • Establish cost-effective sub vendors to supply our facilities.
  • Maintain a safe inventory of all cleaning and paper supplies.
  • Maintain a set team of repair services, electrical, plumbing, and all other vendors.
  • Hire and schedule for all jobs at the Minneapolis Site.
  • Support all rental events at RLNC. Communicate with rental staff for coordination.
  • Support all staff with duties as needed.
  • Other duties as assigned.

EXPERIENCE/REQUIREMENTS:

  • At least 3-5 years of high-level experience in the maintenance management field with large facilities are required.
  • Must be dependable and professional.
  • Ability to work independently.
  • Ability to work effective as part of a team.
  • Take initiative to manage facilities and solve problems.
  • Excellent people skills and communication skills.
  • Experience and skills with facilities crisis management.
  • Ability to work as part of an Executive leadership and administrative team.

EDUCATION/QUALIFICATIONS:

  • Four-year degree is required as minimal education qualifications.
  • Knowledge of managing all HVAC equipment and large facility supervision.
  • Hands-on ability to make repairs and solve problems daily.
  • Ability to lead and manage a team of facilities people.
  • Ability to manage facilities for set up and take down of large events.

LICENSES AND OTHER REQUIREMENTS:

  • Must pass a pre-employment criminal background check.
  • Must pass a pre-employment drug and alcohol test.
  • Possession of a valid MN driver’s license.
